Since opening in 2020, 1 Mill Street has become home to hot-deskers, hybrid workers, freelancers and business owners from right across Warwickshire. Our upstairs coworking space is just for members, a place to connect, collaborate and grow alongside people from every industry and every stage of business. Whether you're scaling a startup or freelancing solo, there's a desk, an office or a team space that fits, plus meeting rooms and a content studio at half price. Members get 24/7 access, fast Wi-Fi with a backup line, phone booths and unlimited tea and coffee.
Downstairs: everyone's welcome
You don't need a membership to come in. Grab a flat white, brunch or a slice of cake at Forrest Coffee House, then stay for after-work drinks at the bar. It's the easiest way to meet the community, and plenty of our members started out as regulars downstairs.

1 Mill Street sits in Leamington's south town, opposite Jephson Gardens. It's a 5-minute walk from the Parade and 10 minutes from Leamington Spa station, with free and paid parking on Mill Road, Leam Terrace, New Street and Willes Road, and bike racks and showers for anyone cycling in. Easy to get to, and hard to leave.
